Organise your finances
Save so that you have a lump sum for a deposit.
A bigger deposit means less interest, lenders
require at least 5% of the property value. Get a
mortgage offer before offering on a property.
Arrange a survey
If a problem is found at the time of the survey, the
asking price may be negotiable. This does not
stand true with newly built properties as they are
usually built by NHBC guaranteed builders.
Choose a good Estate Agent
Make a list of areas you’re considering to move
to, give your agent your maximum budget so they
don’t rule anything out. Give your agent all your
contact details, dream properties sell quickly!
Home Information Pack
This comprises a Home Condition Report which
can highlight any major problems to a surveyor
and an Energy Performance Certificate to show
how energy efficient a property is.
Instructing a solicitor
Your Estate Agent can usually recommend a
good solicitor to deal with the conveyancing. Try
to keep in regular contact with the solicitor to
make sure everything is running smoothly.
Trusting your instincts
If you have a good gut feeling about the property
you are viewing, go with it. You may end up
kicking yourself when your agent informs you of
it’s sale the next time to call him/her.
Think about removals
If you can manage the removal of your
possessions without hiring a company, you are
likely to save money but bear in mind you will
make several trips and may need to hire a van!
Consider other costs involed
When choosing a property to live in, consider the
cost of commuting to work, service charges and
council tax. Keeping these external costs in mind
will help you to budget better.
Be nice!
It may seem obvious but many sellers have a
personal connection to their property and want
‘nice’ people looking after it once it’s sold. Being
nice to your Estate Agent will also help!
Be available for viewings
Make good use of your lunch hours or make
appointments on the way to and from work. If two
peopleare buying together, try to view together so
you can make a decision at the viewing.
